Foreign Buyer Enquiries Increase 13%
June 2017 data reveals substantial growth of German, Dutch, Belgian and Swedish buyers
Recently released data has confirmed the continuing trend of higher visitor numbers to Kyero, with 570,722 unique visitors to the site in June – an increase of 36.2% year on year. Those visitors generated an impressive 57,451 leads for agents during the month, representing a rise of 13% over the year before.
Kyero’s June 2017 International Buyer Trends report also highlighted four countries as enjoying significant growth in enquiry volume, as Swedish, German, Belgian and Dutch buyers all pursue their dream of Spanish home ownership. Other countries – both within Europe and beyond – have also recorded a steady upward trend in the number of those searching for the perfect Spanish property.
Strength in numbers
While Spain has always been popular with UK buyers, the Brexit process made many agents nervous about the potential future of Brits buying overseas. However, UK enquiry numbers continue to rise, increasing 11.7% in the year to June 2017. It’s a good, stable rate of growth given the circumstances, but it has been dwarfed by the level of interest from other European nations.
Sweden leads the field, with a 73.2% year on year surge in enquiry numbers. German enquiries came a close second, climbing by 68.4% over the same period. Belgian enquiries followed with 65.9% growth, then Dutch enquiries at 61.1%. The figures show that four of the top ten nationalities enquiring into buying Spanish property recorded annual growth of more than 60%. Nine of the top ten recorded growth of over 30%, reflecting the significant level of interest in Spanish property at present.
The UK continues to top the list of enquiries into Spanish property, with 150,100 website visitors in June. The next largest group of international buyers is those from Germany, accounting for 42,295 visitors during the month, followed by France with 40,487 visitors. By offering its services in 13 languages, Kyero is well positioned to enable agents to gain maximum benefit from this trend.
Brexit is far from the only factor to affect international buying patterns in Spain. The warmer summer weather is also having a seasonal impact, with buyers shifting their focus away from the Spanish islands and towards mainland hotspots. While Torrevieja and Playa Del Ingles hold fast as the top two most popular locations, Alicante has shot up the ranks to third place. Chiclana de la Frontera is also enjoying a surge in popularity at present, as buyers seek out the pleasures of Spain’s western coastline.
A tale of two budgets
When it comes to property price, buyers seem to fall within a range of budget options at present. Of the top ten most popular regions, the lowest priced continues to be Torrevieja, with an average value of €129,000. The highest is Sant Josep de sa Talaia in Ibiza, where the average price is a cool €1.3 million.
On the whole, though, buyers are still seeking bargains, with the €50,000 to €100,000 price bracket attracting more enquiries (24.25%) than any other range. That was followed by 21.3% of buyers looking for properties costing between €150,000 and €250,000 and 19.5% looking for homes ranging from €100,000 to €150,000.
