“The growth of the real estate industry consolidates”

Posted by on Sep 14, 2017 in News

Data relating to real estate transactions last July released today by the INE, reflecting an annual increase in house sales of 16.8%, reflecting the good performance of the sector. Beatriz Toribio, responsible for studies fotocasa, “the real estate industry is experiencing one of its best moments after the sharp adjustment has lived. The prospects are very good in the medium term, as growth is sustainable and is consolidating, although at different rates depending on the area , “he says. Proof of this is that the regions where a greater number of sales transactions recorded are Andalusia, Catalonia and Madrid, according to the areas where real estate index fotocasa- prices move between 4 and 11% “The housing market recovery is a reality, but it is not homogeneous although more and more provinces recorded increases in purchases and prices , ” explains the head of studies at fotocasa. “Improving the economic situation, employment and consolidation of funding are the reasons that this sector has returned to take hold , ” he adds. “But that recovery will be slow and moderate because the sector tends towards normalization” and therefore we find declines in the number of purchases and sales operations, such as that recorded monthly INE data released today. Toribio insists that despite “good prospects now offers the real estate market, the level of activity, prices and mortgage lending far that recorded in the boom years, which is positive for sanitation and industry standardization” he concludes. House Prices Continue To Rise

Posted by on Aug 13, 2017 in News

June 2017 data reflects improving Spanish economy The median asking price in Spain has now reached €230,000, according to Kyero’s June 2017 data. The rise represents year on year growth of 3.3%. While that rate has slowed since last month, Kyero remains confident in its expectation that prices will continue to grow steadily over the months ahead. Despite British buyers showing their post-Brexit vote nerves, Spain’s property market outlook remains healthy. Buyers from elsewhere in Europe are picking up the slack from the UK, providing agents with plenty of opportunity to refocus their target markets accordingly. In the background, Spain’s economy continues to improve steadily, with no obvious headwinds looking likely to change things. Regional winners As ever, Spain continues to show wide regional variations when it comes to shifts in asking prices. Kyero’s June data reflects budget adjustments, as buyers’ attention moves away from high end homes towards more affordable alternatives. Malaga is an excellent example of this, with glitzy Marbella experiencing asking price falls of 4.2%, while Mijas Costa prices shot up by 21.6%. The picture isn’t entirely uniform in Malaga though, with pricey Benahavis enjoying an asking price increase of 23.6%. The fluctuations reflect the shifting patterns of changing buyer trends and priorities as the Spanish market adjusts to a new balance of international interest. Other key regional winners in terms of price rises in June included Platja D’aro in Gerona, with an annual increase of 33.5%, Tenerife’s Adeje (30.2%), Sant Josep de sa Talaia on the island of Ibiza (29.2%) and Port De Pollenca, Mallorca (22.9%). When examined at a provincial level, the data reveals the continuing popularity of Ibiza, which has enjoyed the greatest annual price increase of any province, at a stellar rate of 32.8%. The island is well ahead of the next nearest contender – Tenerife – which experienced asking price growth of 12.0% over the same period. Gran Canaria took third place, with price growth of 11.3%. The figures reflect the ongoing popularity of the Spanish islands with both overseas and domestic buyers. Regional losers Despite the general growth across the province over the past year (of 7.2%), Mallorca has also experienced some notable declines in asking price. The most significant has been in Andratx, where prices have fallen more than in any other region over the past 12 months, dropping by 16.0% in total. Prices in Salobrena, Granada showed the next largest fall, dropping by 11.7% over the year. Notable price falls were also seen in Frigiliana (8.3%), Sant Antoni De Calonge (7.6%) and Sotogrande (7.2%). Alicante slowdown A key factor in the overall slowdown in asking price growth has been the unfolding tale in Alicante. As home to the Costa Blanca, Alicante has long been considered the epicentre for international investors. While prices there have continued to grow over the past year, the rate of growth fell to...

Foreign Buyer Enquiries Increase 13%

Posted by on Aug 7, 2017 in News

June 2017 data reveals substantial growth of German, Dutch, Belgian and Swedish buyers Recently released data has confirmed the continuing trend of higher visitor numbers to Kyero, with 570,722 unique visitors to the site in June – an increase of 36.2% year on year. Those visitors generated an impressive 57,451 leads for agents during the month, representing a rise of 13% over the year before. Kyero’s June 2017 International Buyer Trends report also highlighted four countries as enjoying significant growth in enquiry volume, as Swedish, German, Belgian and Dutch buyers all pursue their dream of Spanish home ownership. Other countries – both within Europe and beyond – have also recorded a steady upward trend in the number of those searching for the perfect Spanish property. Strength in numbers While Spain has always been popular with UK buyers, the Brexit process made many agents nervous about the potential future of Brits buying overseas. However, UK enquiry numbers continue to rise, increasing 11.7% in the year to June 2017. It’s a good, stable rate of growth given the circumstances, but it has been dwarfed by the level of interest from other European nations. Sweden leads the field, with a 73.2% year on year surge in enquiry numbers. German enquiries came a close second, climbing by 68.4% over the same period. Belgian enquiries followed with 65.9% growth, then Dutch enquiries at 61.1%. The figures show that four of the top ten nationalities enquiring into buying Spanish property recorded annual growth of more than 60%. Nine of the top ten recorded growth of over 30%, reflecting the significant level of interest in Spanish property at present. Shifting destinations The UK continues to top the list of enquiries into Spanish property, with 150,100 website visitors in June. The next largest group of international buyers is those from Germany, accounting for 42,295 visitors during the month, followed by France with 40,487 visitors. By offering its services in 13 languages, Kyero is well positioned to enable agents to gain maximum benefit from this trend. Brexit is far from the only factor to affect international buying patterns in Spain. The warmer summer weather is also having a seasonal impact, with buyers shifting their focus away from the Spanish islands and towards mainland hotspots. While Torrevieja and Playa Del Ingles hold fast as the top two most popular locations, Alicante has shot up the ranks to third place. Chiclana de la Frontera is also enjoying a surge in popularity at present, as buyers seek out the pleasures of Spain’s western coastline. A tale of two budgets When it comes to property price, buyers seem to fall within a range of budget options at present. Of the top ten most popular regions, the lowest priced continues to be Torrevieja, with an average value of €129,000. The highest is Sant Josep de sa Talaia in Ibiza, where the average price is a...
